PLAN 3 A RADBURN UNDERPASS

Messina Avenue rises one metre to cross the RADBURN way.

Because the road goes up by a metre at the centre, and the pavements go down a metre, it is rather rude not to buy the affected properties. So although only one basement is required for the cycle and footpath route, it seems sensible to buy three adjacent houses, the basements of the unnecessary side houses can be purchased at a time convenient to the occupants. They provide 90 x 1m x 2m locks-ups capable of storing more than 2 cycles each. There are 67 houses on the road island which at one store per house allows a surplus, such that half the stores under the road could be used to replace the existing Electricity sub-station, and some half sized ones could be used as dustbin cupboards, or metre cupboards for the flats above the RADBURN. Prams might be stored here as well, and some families with children may require more than one store, they will only conveniently hold two cycles each. One might be a garden store. There is plenty of space left over for halls and access to the flats above together with a ‘corner’ shop.

A further advantage of buying adjacent houses is that six gardens get combined, and though this is still not a large space it is enough to grow a tree and have seats in a communal green garden. This can be paid for by those wishing to put discreet labels on seats in memoriam. Winners of art school sculpture competitions might also be allowed space to erect their works at the expense of those seeking memorials to dead locals.

Going down one metre plus the thickness of concrete does not affect the sewer as the sewers are always 6 foot under the road and range in size from 1 foot to 5.5 feet.

I have chosen very dense housing on the left of the map. Obviously it would be much nicer in Greencroft Gardens where one house width might be sufficient. These houses do not have basements but the path could be easily 0.3m lower than the timber floor without undermining the foundations. The 10m front garden could slope at 1 in 12 to provide another 0.8m. this provides more than the necessary 1m to get under the raised road.
